Delays and Withdrawls
Whether you are buying or selling a property, certain events can happen that you couldn’t anticipate, such as:
- loss of job
- divorce or separation
- severe damage to the property
- mortgage financing withdrawal
Should you be faced with such events, you want to be sure to be protected. With the Tranquilli-T program, if the buyer or seller withdraws from the sale or purchase following the signature of the binding promise to purchase is finalized, the unforeseen additional expenses incurred over and above the $300 deductible are covered for a period of up to 180 days from the scheduled date of closing or up to a maximum policy limit, whichever comes first.
Death
The Tranquilli-T program also covers sellers who are selling to someone who passes away or whose spouse/partner passes away. Provided that the seller is covered by the RE/MAX Tranquilli-T program, the seller’s transaction will be covered.
Fortunately, unlike most insurance policies, the Tranquilli-T program will assume the buyer’s commitment, and the seller still be paid the agreed sale price stated in the finalized binding promise to purchase.
Legal Assistance and Protection
Individuals covered by the RE/MAX Tranquilli-T program will be provided with free legal information services for legal problems related to the property or the real estate transaction. Coverage commences from the day the binding promise to purchase becomes final or the recent sale of your property for a period of twelve months from the original date of closing.
Tranquilli-T
The Tranquilli-T program also covers you in the case you should be faced with a litigation under small claims court. The program will provide you and/or your spouse/partner with up to three hours of small-claims legal information services related to the property or the real-estate transaction.
This service is available from the day the binding promise to purchase becomes final and up to 12 months from the original date of closing.
